24 Hours On-Duty Hotline
Tri-Lan provides 24-hour on-duty service and a trouble-shooting hotline for customers on problems related to the system.

Trouble-shooting Service
Customers may call the trouble-shooting hotline to request Tri-Lan for system repairing service at anytime, Tri-Lan personnel shall arrive at the site for within two hours upon the receipt of customer¡¦s notice and complete troubleshooting within 4 hours.

Abnormal event Recording Service
Tri-Lan will record and consolidate the conditions of cabling system / equipment into a summary and perform trend analysis on the maintenance reports with an executive summary to customers on the agreed date. The report also includes service quality reviews on subcontractors¡¦ support calls and problem reporting.

Scheduled Maintenance
Within the warranty or maintenance period, Tri-lan will specially assign personnel to perform quarterly inspection and maintenance and also, annual inspection of all systems.
Tri-Lan provides the following routine maintenance and can modify depending on the customer¡¦s request.

Structured Cabling System (SC)


¡´ Check Main Distribution Frame (MDF)
¡´ Check patch panel
¡´ Check Information Outlet
¡´ Check Mounting Cord.
¡´ Check Record table and labeling.
¡´ Check Rack fan and power wire.

Computer Room Air Conditioners (CRAC)

¡´ Check electronic components for loose wire connections.
¡´ Check variable pitch pulley set screws are tight.
¡´ Check air pressure and switch operates properly.
¡´ Clean drain pan.
¡´ Check Freon does not leak.
¡´ Check Freon is sufficient.
¡´ Check AC-4 settings are correct and functions properly.
¡´ Check air filters are clean and in correct place.
Fan Section
¡´ Check belt condition and tension.
¡´ Check fan motor current.
¡´ Check impeller.
¡´ Check bearing and pulley.
¡´ Check motor mounts are secured.
Humidifier and Reheat
¡´ Check drain pan for clog.
¡´ Check float control operation.
¡´ Check humidifier current & voltage.
Electrical Panel
¡´ Check for loose wire connection.
¡´ Check the current of the components.
¡´ Motorized Non-return Damper (if any).
¡´ Check & test the operation of the damper from fully close.
¡´ Open under normal status.
Room Status
¡´ Check that computer rooms temp. and humidity are normal and meet requirement.
¡´ Check that room temp / hum setting is correct.
¡´ Check that air flow under raised floor is in good condition.

Uninterrupted Power System (UPS)

¡´ Check and record input/output voltage (AC, DC), ampere (AC, DC) frequency readings.
¡´ Check hours-run meters reading.
¡´ All equipment will be cleaned and lubricated where necessary.
¡´ Check the correct operation of the system. Rectify any apparent defects where immediately possible.
¡´ Check functional and internal connections.
¡´Check functional operation as far as possible of¡@electro/ magnetic/ mechanical components, e.g. indication lamps, relays, contactors, circuit breakers.
¡´ Check settings of adjustable devices e.g. control logic, timers, overload relays and adjust where necessary.
¡´ Check and reset any transient where necessary.
¡´ Check and adjust Battery floating charge voltage, current limit settings etc.
¡´ Record the ambient temperature of UPS & Battery room.
¡´ Check DC connections which include inter-cell/ inter-tier Battery to protection fuse and UPS connections.
¡´ Check general condition of Battery system and each individual cell.
¡´ Check bearings for undue noise or sign of overheating and lubricate where necessary.

Pre-Action Sprinkler System

Visual Check on
¡´ General cleanness on Pre-Action sprinkler heads
¡´ Any interruptions around pre-action sprinkler heads
¡´ Check all detection and controller components are in good condition
¡´ Pressure reading of compressed air
¡´ Any interruptions of sprinkler water drain pipe
¡´ Pre-action system piping and its related supporting brackets

¡´ Overall system appearance to see if possible defects existed
¡´ Manual and auto released modes of the system
¡´ Heat detectors appearance
¡´ Smoke detectors appearance
¡´ Remote lock-off unit and the alarm signals monitoring unit.

Function Test

Auto and emergency manual release mode in operation
¡´ Heat detectors in operation
¡´ Smoke detectors in operation
¡´ Pressure of simulated sprinkler discharge
¡´ All components related to simulated discharge test
¡´ Remote alarm signals indicated on control panel.
¡´ Compressed air pump
¡´ Pressure reading of compressed air.

Comprehensive testing:
¡´ Testing all systems for normal operation

System status:
¡´ Record all testing procedures with data and report immediately to client on any irregularities or defects while performing the maintenance.

Final stage of maintenance:
¡´ Resume the system in normal operation and inform client accordingly.
¡´ Chain movement test.
¡´ Confirm all parts of Pre-action fire-extinguishing system are in normal working condition.


FM-200 (Fire Protection System)

¡´ Control server system circuit function and adjustment.
